All renters are to read and agree to this policy page then make a copy of the agreement page, fill in the information and send with first payment. 

The Following Rates are based ONLY on Direct Booking With OWNER.  Less than a week are due in full payment and those renting by the week can pay 1/2 rental at the time you rent and the second 1/2 must be made 60 days before you arrive.

Rental 6% tax for the state
Cleaning fee $150.00. 
The  Security deposit is $500.00, please put this amount in a separate check which I do not cash and will return to you within a week is not needed. Please make sure I have your correct address.
 
ALL of our private beach and stairs, have been consumed by 5 foot  high Lake Michigan Water levels. There is NO beach access, no stairs for 2018. 

9.Telephone: Renters are asked to bring your own cell phone to communicate with friends and family.there is  Wireless wifi available

10. NO SMOKING or Vaping in the cottage - Outside Only, NO Drugs at any time.   All smoking items must be disposed of outdoors, nothing in the indoor garbage cans.  


11. Fires  are not allowed on our property. Our Casco township has new  2018 ordinances  which are posted in the cottage and the fire department will not allow fires after sunset.

 12. Access: The landlord or agent may enter the cottage at any reasonable time. We will attempt to contact renters prior to entry. 

We respect your privacy and ask you to do the same for us.

13. Indemnification: the Renter (s) holds the Landlord, Property Owners and agents free of all liabilities and rent the Home at their own risk. The Renter’s agrees to indemnify and hold harmless Manage Change Inc. its agents and the property owners (or their agents) against any liability for personal injury or personal property damage sustained by any person (including Renters guest). The Renter’s and their Guest’s assume all risk such as injury or loss. There is no life guard, swimming will be at your own risk.

14. Linens: You must bring all your own towels, beach towels and bedding including blankets for 2 queen size and 1 king size beds, Beds have mattress pads and two pillows on each one.   

 There is no bed or bedding for babies. Please bring your pack and play for small children to sleep in. 

 15. Toys: You will find games and children books are in the cottage.

 16. Pets: No pets allowed, no exceptions so please do not ask.

 17. Drugs: No illegal drugs of any kind are allowed on the property.

 18. No Fireworks
.


The cottage is open at 2:30 p.m. on arrival date there are 2 keys in the kitchen for your use. Departure time is 9:30 a.m. on the last date of your stay. No late departure time allowed  on the final day due to cleaning ladies arrival at 9:35 a.m.

      Please read the following guest limitations.

For rent a privately owned completely furnished cottage next to our home on the bluff of Lake Michigan. This is the place for you to relax and enjoy the private setting . The cottage sleeps 6 with 2 queen size beds, 1 king size bed. No more than 6 people may stay overnight ; children ages 1 mo. to 4 years who sleep in their  OWN pack and play furnished by the parents are not included in the  6 count. 

Names of all must be on the agreement page .   If there is  any extra person staying overnight there will be a charge of $200.00 per person/per night. Daytime outdoor visitors are limited to 8 people from noon to 10:00 p.m.  This can be changed if there is an agreement from the owners who live next door. There must be one person over 21 throughout to entire rental period.

Provide us with your name, email address and phone number. Check our calendar to see if the cottage is available for the dates you want.  Once the reservation is made, make a copy of the policy pages for you reference, next make a copy of  the agreement page to be filled in and send with your payments. Send a separate check for $500.00 security deposit. If the security check is not needed I will return it to you within a week.. Send your check payments made to:

19. Cancellations:1/2 of the payment received are refundable  to the extent  the cottage is subsequently rented 60 days before your arrival.  

 20. Repairs: Please notify Joe or Marilyn if you discover any items that need the attention of our maintenance. Appliances, air conditioners, TV’s etc. occasionally malfunction. While we cannot guarantee them to perform 100% of the time, we will however, correct the problem as soon as possible. There will be no refunds either due to storms, electric loss or damage caused by the renters.

 21. T.V.  is connected to an antenna.There is a DVD/CD player and a separate radio. Please keep the sound at a level that will not be disruptive to the neighborhood. 

 22. Keys: The cottage will be open when you arrive. There will be two keys in the kitchen for your use. A $25.00 deduction will be taken from you security deposit for any lost or not returned keys.

23 Please bring all personal items as body soap, creams. shampoo, etc. 

24. Please check the cottage for all of your belongs when you leave, I do not send any left behind items back to you, I do hold them for one week for you pick them up after that week I give all items to charity. 

25.  Last Minute Bookings:  A payment in full to be sent in a check by priority mail if a booking is made less than fourteen days before arrival.  

26.  LESSEE and/or their guest shall not disturb, annoy, endanger, or inconvenient neighbors nor use the premises for any unlawful purposes, nor violate any law or ordnance.    

Please go to the page which is the Agreement, sign that you have read and agree to the policy pages. Make a copy of the agreement page, fill it out and mail it with your 1st payment.



 2. We do furnish 1 propane gas grill and expect you to leave this grill as clean as you find it if not there will be a deduction of $75.00 from your security deposit. There will be a steel brush, cloths and cleaning materials for your use.

3. Check in time is 2:30 p.m. Check out time is 9:30 a,m.  Renters not vacating property at check-out time will be assessed a fee equal to rental rate for (1) day. Remember we are on the Eastern Time zone. Set your clocks accordingly.  No early check in allowed.

4. Subletting is not permitted. Only those whose name is  on the Agreement page will be allowed to stay during the nights of this rental. 

5. Security Deposit.  A $500.00 security deposit is fully refundable; it is not part of the rent. It will be returned to you within 1 week of departure date assuming there is no damage or missing items caused by the renters. 
This security deposit will be used to cover the costs of any damages/losses to the property/appliances/furniture and cover any other cost, including extra cleaning, handling of excess garbage.    Your liability is for the entire cost of all damages/losses without limitations.

6. Cleaning: The renters must leave the cottage in the same state of cleanliness and general condition that it was found in. Dirty dishes must be placed in the dishwasher and started with dish washing soap provided.. A $100.00 deduction if even a single items is not securely tied in a furnished plastic garage bag when put in the provided dump container found near where you park your car. This  includes ALL of the containers from food items, diapers, and anything else considered to be trash.   Please do no throw away good food, pass it forward to the next renters if you think it would be safe.

7.    No outdoor camping is permitted.  The renters are to agree to abide by such limitations.
  
8. Parking is available in the driveway 
for 3 cars.
